OT: house plan design

  • If any of you have built a home, is there a recommended website or book that you used in planning your layout?

    We are considering building a home next year and my sister-in-law is currently building her 3rd home.  She chose her basic plan from a catelog from Central Building Supplies, then had a few modifications done.  We’d likely do the same.  Most major building supply stores have floor plans available online.  

    A good friend and neighbour is a contractor and my husband often helps him out with odd jobs when he has time off from his real job.  My dh would like to build most of it himself with the help of the neighbour (who we’d be buying the property from as well).  We are still trying to decide what kind of plan we’d like.  It’s kind of intimidating because the the cost of building has more than doubled in the last 10 years!  But our bungalow is too small, and we love our neighbourhood.  Moving across the road seems like a good compromise.

    We have build 4 houses, modifying as we have gone along.  One thing we did was look online at sites and then see if we could tweek them to our needs.  That’s how the 1st one was done.  Then each house we took the pros and cons and did it over.  The house we are in now people always say it’s the best use of space they have ever seen in a house.  I really love our house, layout and space.   It’s not as big as our last house but it’s comfortable for a family of 9.

    So bascily find a style you like and adjust it to fit your needs.  Also I forgot to mention we found a designer and had her help because you don’t want to get through a house and find out the stairs will not be up to code because of your changes.  Or something silly like that.. windows, doors etc all have to be altered when you change things.

    Home Depot I think it was there site had a lot of things to look at on line.  Good luck we have loved building and this house is the 1st home we have ever been in for 4 yrs and I think if it wasn’t for the economy we’d be else where again, but not because of the house this time.  We just like to move, call us crazy!

    Misty, FOUR houses! I have a hard time just thinking of custom building only one! I wish I could see your layout. Is it one story? We are wanting one level, plus a walkout basement if possible.

    It is a one story with a basement (finished) which our hope was a walk out (which we had in the plans) but the property which we loved more wouldn’t allow for that.  Our home is as follows: Up stairs – 1 full bath and 1 3/4 bath, kitchen, dining room (or what I call the table), living room, and 3 very nice size bedrooms, laundry room.  Basement: master bedroom/bathroom, office, family room, 1/2 bath, furnace room, one more bed room (on the smaller side), under stair area (which is the kids closet of toys) and a area that is ?8×10 which is for extras (sleeping bags, extra clothes, christmas items, etc). With a 4 stall garage. I think our house is just under 3000 sq ft.  We started with our 1st house small and went up 2 times, while the economy was booming, then when we sold our last house we at that point had a lot of equity in it and down sized and don’t owe a ton on this one.  Well not compared to many or what we use to have on other houses.  God has really been good to us in this area of our life and my dh has made many sacrifices to get us here.  I wish I could show you pictures.. I guess I could draw it and email it to you if you really wanted to see it.

    I like these smaller homes, but we’ve never tried to build one ourselves. Just wishful thinking. 😉
